Here at the coast, we live in a very high wind / high seismic area.  Does this mean that you need engineering?  Most likely!  The code is very limiting, and if you have long spans, tall walls, lots of windows, or anything more than basic, you will most likely need an engineer.

However, if you do have a basic structure, and are frustrated with the wait times on your engineering, there is a chance that I can prove that your house meets the code prescriptively.
